About the Project: 
The developer AC Promotora plans to implement Edificio Arenys – a modern multi-family residential project in the Horta Guinardó district of Barcelona. The project will consist of two contemporary-designed buildings, connected by a central communal area. In total, 13 residential units are planned, including 1–4-bedroom apartments, top-floor units with private terraces, and ground-floor apartments with private outdoor spaces.  The complex will also include parking spaces and storage rooms. Each unit is designed to maximize natural light and provide functional, comfortable living areas. Terraces will allow residents to enjoy Collserola mountain views and a high quality of urban life.

Market Context and Sales Progress:  
Edificio Arenys is being developed in one of the most desirable residential areas of Barcelona – Horta Guinardó, where new housing supply is limited and demand continues to grow steadily. 

The district maintains strong local and international buyer interest due to its attractive price-quality ratio and strategic city location. 

This area stands out for its balance between urban comfort and natural surroundings, making it one of the most sought-after residential zones in Barcelona. 

Currently, 7 out of 13 units (54 %) have been sold or reserved, exceeding the planned pace. The developer expects at least 3 deposits of 15 % of the purchase price and 4 final purchase agreements to be signed within the next three months. 

Sales will continue progressively throughout the construction period. The average sale price per square meter is 4 122 EUR/m², while comparable projects in the area range from 4 357–5 086 EUR/m². This pricing strategy provides a competitive advantage and enhances the project’s commercial appeal. 

The total project implementation period is 24 months, including construction, documentation, and commercialization. The project currently records more than 11% construction progress, and works will continue once financing is received. This progress has been achieved by completing an early and technically one of the most important stages — the installation of the underground structural elements. The essential works completed so far include: the majority of earthworks, the installation of the underground load-bearing structure, and the commencement of foundation construction. Soil reinforcement and retaining wall works are also being carried out to ensure safe excavation and protect the underground structure from soil movement and water. This stage is highly significant for the construction process — it ensures the stability of the structures, proper load transfer to the soil, and enables the transition to above-ground works.

Loan Information: 
The main source of loan repayment is the final payments from property buyers. Additionally, the company’s shares and bank accounts are pledged to secure investor interests, allowing for faster realization if necessary. 

The maximum planned project financing amount is 2,800,000 EUR. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new valuation will be carried out, and subsequent financing stages will only be launched if the set LTV limit is not exceeded. 

Amount required for this stage: 1 020 000 EUR (EUR 771,000 has already been raised). The funds may be raised in portions. Interest for investors will start accruing once the full required amount is collected.

Please note that the loan amount will be disbursed only after the mortgage deed is signed. Mortgage registration may take several weeks after fund disbursement. Interest for investors will start accruing from the date of the mortgage agreement signing, following common practice in the Spanish market. 


The target amount is planned to be raised within 7 days, with a possible extension of up to 30 days if not fully subscribed.
