About the Project:
This development project comprises the construction of two semi-detached houses in Kaunas, located at Pakopų takas 7 (currently, the buildings are not yet registered in the Real Estate Register). These elegant, two-story semi-detached homes are situated in Kaunas' New Town (Naujamiestis), yet very close to Kaunas Old Town (Senamiestis). They embody a refined lifestyle with a touch of nature. Located in a cul-de-sac, away from Benediktiniu Street, the houses offer privacy ensured by seclusion and a fence. The distance from Kaunas Old Town's Town Hall Square is just 900 meters. The thoughtfully designed apartments, available with three or two bedrooms as needed, cater to both everyday family life and entertaining guests. The main highlight of the homes is the living room and kitchen area with high ceilings and a huge glass facade, featuring a spacious living room with an 8 m² terrace offering views of Kaunas Castle towers. The combined living room, dining room, and kitchen area is approximately 50 m², and the high ceilings (3 or 4.6 meters) enhance the feeling of spaciousness. According to the planned landscaping project, a private and open natural landscape view will be created with lighting, a video surveillance system, and an automatic watering system will take care of the vegetation. Parking spaces and spacious utility rooms will be located in the basement of the house.

Project Progress:
The building permit was issued in January 2022. Construction work is well advanced; the facades and roofs are fully completed, and solar panel mounts have been installed on the roofs. To reach 80% completion of the project, only the internal engineering systems need to be installed, interior partial finishing works need to be carried out, and the exterior landscaping needs to be completed.

Loan Information:
This loan will be repaid from the proceeds of the sale of the developed property, which is projected to be EUR 1,476,686. Interest payments to investors will be made from incoming advance payments.

Maximum funding amount: EUR 250,000. The project is financed based on the current valuation of the pledged property until it reaches the established maximum Loan-to-Value (LTV) ratio. Once the maximum LTV is reached, a new property valuation will be performed, and further project financing stages will be announced and collected only if the established maximum LTV is not exceeded.


We plan to raise the required amount within 7 days, with the possibility of extending it to 30 days if the funds are not raised.
