About the Project:
The project owner is continuing the development of a semi-detached residential house at J. Montvilo g. 27D, Grigaičiai village, Vilnius district municipality. Two spacious apartments are being developed – 129.66 m² and 129.92 m². The total building area is 259.58 m². The project is located in a residential area where infrastructure is actively developing – roads are being constructed, new houses, educational institutions, and service facilities are emerging. Currently, major construction works have been completed, and according to the Centre of Registers, the completion rate is 71% (actual completion approx. 83%). The project owner has decided to register the object based on actual completion and proceed with the sale.
At this stage, the funds are being raised to refinance an existing loan via the PROFITUS platform, as the project owner did not manage to realize the sale of the property within the planned timeframe.
Loan information:
This loan will be repaid from the revenue of the semi-detached house sale. Interest to investors will be paid from the project owner's operational income.
Maximum planned project financing amount: 350,000 EUR. The project is financed based on the current valuation of the pledged property until the maximum Loan-to-Value (LTV) ratio is reached. Once the maximum LTV is met, a new property valuation must be performed, and the next financing stages will only be announced and raised if the defined LTV is not exceeded.
We plan to raise the required amount within 7 days with the possibility of extending the period to 30 days if the funds are not raised.
