About the Project:
The project owner — the company “Vastara”, SIA — is pledging a 178.2 m² apartment located at Ausekļa iela 4, in one of the most prestigious areas of Riga — the “The Quiet Center” district — to raise funds for working capital. This exclusive central location is valued for its quiet, representative surroundings near parks and greenery, while offering excellent accessibility: the Old Town, main business centres, and key service points can be reached on foot within minutes. The district is dominated by premium-class real estate, with constant demand maintained by local residents, international professionals, and the diplomatic segment — therefore this area is characterised by stable rental and purchase demand. As supply of similar-level properties in the historic centre is limited, such assets maintain high liquidity and stable value.
The apartment is planned to be renovated and fitted out to increase its value, after which the property will either be sold or refinanced at another credit institution. If needed, the projected sales revenue could amount to approximately 670 000 EUR.
Loan information:
The loan will be repaid from the property’s sales revenue or through refinancing at another credit institution. Interest will be paid from the operating income of the guaranteeing company.
Maximum financed amount: 450 000 EUR. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once maximum LTV is reached, a new valuation must be carried out, and further financing stages will be announced only if the maximum LTV is not exceeded.
We plan to raise the required amount within 7 days, with the possibility to extend up to 30 days if the funds are not fully collected.
