About the project:
The project owner pledges personal real estate to raise funds for the company’s working capital, which will be used for the implementation of a new residential project in Monciškės village, Baltų St. 2, Palanga. It is planned to build two semi-detached houses with a total of four apartments and two saunas. The total building area will reach 255 m². The project will be completed within 12 months, and all apartments are planned to be sold with full interior finishing and equipped saunas. The estimated total sales value is 674 000 EUR excluding VAT, or approximately 2 644 EUR per m².
To secure this loan, the project owner pledges an apartment and a part of the land plot located in Palanga, Sergiškių St. 6B, 6B-5. If necessary, the expected sales revenue of the pledged property could reach 407 000 EUR. The pledged asset has above-average liquidity and is located in an attractive area of Palanga, near the Baltic Sea. The expected property realization period is about 6 months.
Loan information:
The loan will be repaid from the sales revenues of another development project, and the interest will be paid from advance payments.
The maximum planned project funding amount: EUR 260,000. The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further stages of project financing will only be announced and raised if the established maximum LTV is not exceeded.
We plan to raise the targeted amount within 7 days, with the possibility to extend up to 30 days if the funds are not fully raised.
