A multi-apartment residential building was constructed on Duburio Street in Vilnius with a PROFITUS loan. The building has 4 floors with 20 apartments and a total registered area of 1,335.44 m². Completion in the Real Estate Register is 86%. The project owner intends to register 100% completion of the apartment building by the end of 2025. Common areas are finished; apartments have partial or full finishing. The building has 21 parking spaces.
With this financing, the client aims to refinance the existing PROFITUS loan and settle with investors, extending the loan term to complete sales.
Location and infrastructure:
The building is located in the New Antakalnis area – the eastern part of Antakalnis, near Dvarčionys, Galgiai, and Kairėnai. The area features new multi-apartment buildings but still has undeveloped plots. The location has good transport connections, with fully developed infrastructure nearby – schools, kindergartens, shopping centers, and service facilities.
Loan information:
The loan will be repaid from the sale of the pledged real estate. Interest to investors will be paid from the company’s operating income. Total projected project sales revenue – 1,034,711 EUR.
The amount required for refinancing is EUR 870,000 (EUR 470 000 already raised). The amount may be raised in stages, and interest for investors will be calculated from the period when the full required amount has been collected.
The fundraising target is planned to be reached within 7 days, with the possibility to extend up to 30 days if the target is not met.
