About the project owner:

Project objective:
The project owner will use the money to refinance the existing loan and to develop other projects in Palanga and pay contractors. The developer also owns a company UAB Panemunes vila, where UAB „Ramiga” as a contractor is currently carrying out construction works at Gailutes st. 28, Kaunas. A 10-apartment apartment building is being developed there. 3 apartments are already reserved. The apartment block is currently undergoing landscaping works. The estimated sales proceeds are EUR 1 500 000 including VAT. This loan will be covered by the proceeds from the sale of the apartments.

The project is covered by a credit line, which has a maximum loan limit for the company's working capital, which the project owner can use to access, repay if necessary, and access again up to the maximum loan amount.

Maximum amount to be financed: EUR 600 000 (EUR 100 000 active portfolio). The project is financed on the basis of the current valuation of the collateral until it reaches the maximum LTV of 58%. Once the maximum LTV has been reached, a new appraisal will have to be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded. The Loan to Value (LTV) with VAT for this stage is 7%.
