We present the new stage of staged financing project „P00000820-2". The funds raised will be used to refinance an existing loan. The amount to be raised at this stage is EUR 25 000.

About the project owner:
The project owner has experience in real estate. The owner has experience in the construction of a two-storey building project of 300 square metres.

Project objective:
The owner of the project is developing a one-storey, 500 square metre duplex dwelling house on two parcels of land of 0.2713 hectares. The house will be developed close to the Verkiai Regional Park. The semi-detached house will be sold with partial finishing. The estimated sales proceeds are around EUR 640 000. This loan will be covered by the proceeds of the sale of this non-clinical asset.

Project progress:
The owner of the project used the funds raised in the previous phase to partly settle the land. The developer also levelled and prepared the land, installed the electricity supply and solved the problems of obtaining the building permit, i.e. the detailed plan had to be amended. 

The maximum financed amount: EUR 210 000 (EUR 25 000 already raised, after refinancing this amount, the active credit balance remains EUR 25 000). The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV of 70%. Once the maximum LTV is reached, a new valuation of the property will have to be carried out, and the further stages of financing the project will be announced and collected only if the set maximum LTV is not exceeded. The loan-to-value ratio (LTV) with VAT at this stage is 46%. The investment period for this phase is 11 months and the repayment date for this part of the investment is no later than 18 December 2024.

Risk category (probability of default) of this project: 10/12.

– From EUR 500 to EUR 999 – 13%
– From EUR 1 000 – 13.5%
Important: investments made separately are not aggregated and cannot be pooled.

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
