About the Project:
The raised funds will be used to refinance an existing loan and develop real estate. The developer plans to build a multi-family residential building at M. Gimbutienes St. in Kaunas. The construction permit has already been obtained. The residential building will be 5 stories tall, with a total of 20 apartments and 1,489.55 m² of total saleable area. On the ground floor of the apartment building, it is planned to arrange 4 garages with a total area of 73.95 m². Next to the building, there are plans for 16 above-ground parking spaces. The developer plans to finish the apartment building with full finishing and landscaped grounds and sell it.

Loan Information:
This loan will be covered by the proceeds from the sale of the mortgaged real estate, which is estimated to be EUR 2,574,463 excluding VAT. Interest to investors will be paid from the project owner's operating income.

Maximum planned project financing amount: EUR 1,700,000. The project is financed according to the current valuation of the mortgaged property until it reaches the established maximum loan-to-value (LTV) ratio. Upon reaching the maximum LTV, a new property valuation must be carried out, and further project financing stages will be announced and collected only if the established maximum LTV is not exceeded.

We plan to raise the required amount within 7 days with the possibility of extending it up to 30 days if the funds are not raised.
